Description: A £600k remortgage buy to let where the lender worked well with us as the EPC expired just prior to completion. The lenders policy stated it needed to be in place, but with lockdown we were unable to get an assessor to the property. We sent the assessor all the information we could regarding the property and they agreed to give an “estimate” for the rating based on what they would expect, and the lender agreed under the circumstances to accept this with a full assessment to be carried out when we are able.

Description:  We assisted a developer with £2.5million of lending with 75% LTV to re-pay expired development finance to enable properties to be marketed for longer to achieve the sale price.  We were able to reduce the cost of the debt and extend the time for the client to sell rather than having to sell at a reduced price.

Smaller units were identified due to a shortage in the local market place.  This enabled local business to purchase/rent much better quality and better located accommodation for their businesses.  In fact, 75% of the units got pre-sold during the development.
